SIREG entities file amid investor turmoil

Filings mark the latest escalation in a liquidity crisis that has disrupted payments and property operations across SIREG’s Ontario portfolio

Various entities associated with the Simple Investor Real Estate Group (SIREG) have filed a Notice of Intention to Make a Proposal under the Bankruptcy and Insolvency Act amid a liquidity crisis affecting a real estate platform carrying more than $150 million of secured debt across the broader group.

SIREG, founded by real estate investor and former talk-radio host Todd Slater, built its business by acquiring apartment buildings across Ontario, converting them to condominiums and selling individual units to investors. The company marketed the investments as a hands-off form of real estate ownership, with SIREG Management Inc. managing the properties and guaranteeing rental payments to investors, including during periods when units were vacant.

The platform grew to approximately 1,800 investor-owned units across Ontario. In addition to selling individual condominium units, the group raised capital from investors through joint ventures used to acquire apartment buildings and complete condominium conversions.

The financial problems surfaced publicly in September, when SIREG advised investors that "market and liquidity challenges" were affecting its ability to make timely rental payments. Subsequent communications advised stakeholders that rent and dividend payments were being suspended.

Across the broader group of SIREG entities, secured debt likely exceeds $150 million. The extent of the group’s liabilities, the assets securing those obligations and the treatment of individual investors are expected to become clearer as additional materials become available.

The turmoil has also drawn regulatory scrutiny. On September 29, the Condominium Management Regulatory Authority of Ontario suspended the condominium management provider licence of SIREG Management Inc. following an inspection that indicated the company failed to deposit funds received on behalf of client condominium corporations into accounts held in the names of those corporations. The regulator has also proposed revoking the company's licence.
