9:00 to 9:30 - Panel 1: What Breaks Next?

The market is no longer moving in one direction. Capital and transaction activity are returning for certain assets, while condominium developments, land assemblies and overleveraged projects remain stranded. This opening discussion will examine a market at an inflection point: where distress is still deepening, where values have finally reset and what separates assets that can move forward from those likely to end up in enforcement or formal proceedings. Panelists will also consider what current financing conditions and upcoming maturities mean for the next phase of the cycle.

9:30 to 10:00 - Panel 2: The Condo Reset

The condominium market remains under significant stress. Projects that no longer pencil are being redesigned, rescaled, recapitalized or handed to receivers. This panel examines the full arc of condo distress - from the moment a project stops working through every decision point to resolution. Who provides replacement capital? When is redesign or transfer realistic? What are the roles of lenders, monitors, receivers and warranty providers when a project fails? And when is preserving the original project no longer the right answer?

10:30 to 11:00 - Panel 3: The Decision Point - Restructure, Recapitalize or Let Go?

When a real estate project runs into serious trouble, the window for a consensual resolution is narrow. This panel examines the critical moment when developers, lenders and advisers must decide whether the project can be saved, and how. Can new capital repair the structure? Is a revised business plan realistic? What does the lender need to see before agreeing to forbear? And when does the honest answer become a formal insolvency process?

Drawing on firsthand experience from the developer, lender and restructuring adviser sides of the table, the panel will examine how these decisions actually get made, and what determines whether a project survives or moves to a formal insolvency process.

11:30 to 12:00 - Panel 4: Chasing the Deal – Landmines and Opportunities in Distressed Real Estate Sales

Using a practical case study, this panel follows a distressed real estate project through a court-supervised sale process. Panelists will work through how the property is stabilized and prepared for market, how the sale process is designed, how buyers assess a troubled or incomplete project, and the execution risks that can derail a closing. The moderator will introduce complications at each stage — new facts that shift the analysis and force the panel to adapt in real time.
