Receiver appointed over Bloor West Village commercial property as court approves SISP

The Ontario Superior Court of Justice (Commercial List) appointed Crowe Soberman Inc. as receiver and manager over the assets, undertakings, and real property of 2150 Bloor Street West Ltd. on December 11, 2025, on application by Clifton Blake Capital Corp., with Justice W.D. Black also approving a sale sale process for the property.
2150 Bloor Street West Ltd. owns a two-storey commercial building, including a lower level, located in the heart of Bloor West Village in Toronto directly across from High Park. The property totals 28,007 square feet of gross leasable area and is anchored by national tenants including Dollarama, Harveys, and Tim Hortons.
As of September 16, 2025, the indebtedness owing by 2150 Bloor Street West Ltd. to Clifton Blake Capital Corp. stood at $13.13 million, with interest continuing to accrue. The Court found that the the proposed sale process was appropriate and necessary to optimize recoveries for stakeholders. At the request of Dollarama, the endorsement includes tenant protection language requiring the receiver to provide reasonable notice and engage affected tenants before accepting any agreement of purchase and sale that would require tenant vacancies prior to closing. The receiver may return to court for further directions throughout the process.
