MNP appointed receiver over Luxor, Mesa Edmonton lands after $10.9 million loan default
National Bank revives receivership bid after judicial listings fail to produce acceptable offers, with court-approved sale process targeting an October bid deadline

Luxor Land Ltd. and Mesa West Capital Corp. were placed into a limited receivership on August 10, 2026, on application by National Bank of Canada, owed approximately $10.9 million after the companies failed to repay a real estate loan and allowed substantial municipal tax arrears to accumulate.
The Azure Lands, at 10910 and 10921 Jasper Avenue NW, comprise 17,675 square feet and are primarily used for surface parking, while the Cascadia Lands, at 10008 and 10010 109 Street NW, comprise 48,583 square feet and include a parking lot and two vacant commercial buildings. The financing originated with a $12 million non-revolving demand loan under a December 2018 commitment letter, secured by a mortgage, general security agreement and assignment of rents, and guaranteed by GSRI Ltd. and George Schluessel. After a series of extensions, the loan matured on May 15, 2025 and NBC demanded payment the following day. As of July 29, 2026, approximately $10.9 million remained outstanding, with interest accruing at approximately $1,891 per day.
The debtors also failed to keep municipal taxes current. Arrears, interest and penalties reached approximately $1.14 million, prompting the City of Edmonton to schedule most of the lands for an October 2025 tax sale. NBC paid the arrears in early November 2025 to prevent the auction and added that amount to its debt. A further approximately $263,528 of 2026 taxes remained outstanding.
NBC had first sought a receiver in 2025 but instead agreed to consensual judicial listings after the debtors presented potential transactions. JLL Capital Markets was appointed listing agent, with the Cascadia Lands initially listed at $7.04 million and the Azure Lands at $2.12 million. In April 2026, the prices were reduced to $6.336 million and $1.908 million, respectively. The listings later expired without producing an offer NBC was prepared to support. The combined list price of $8.456 million was already approximately $2.44 million below NBC's debt, before additional 2026 property taxes.
MNP is the receiver and will oversee a fresh sale process while JLL continues as listing agent. Counsel includes McLennan Ross for NBC, Dentons for the receiver, and Duncan Craig for the debtors.
