Investment Opportunity: Two Tenanted Medical Properties in Greater Montréal (Receivership SISP)

PricewaterhouseCoopers Inc., in its capacity as Court-appointed Receiver, is conducting a Sale and Investment Solicitation Process (“SISP”) alongside PricewaterhouseCoopers Corporate Finance Inc. (the “SISP Advisor”) for two purpose-built, single-tenant, high-quality medical buildings strategically located in Brossard and Boucherville, Quebec.
The first property is a two-storey standalone building located at 55 Boulevard Marie-Victorin, Brossard, QC. It is strategically positioned along Highway 132 near the Champlain Bridge, offering excellent accessibility. Built in 2013, the building spans 8,614 square feet and has an appraised value of $3.8 million (as of 2022).
The second property is a second-floor office condominium located at #203 – 1052 Rue Lionel-Daunais, Boucherville, QC, in the heart of Boucherville’s core commercial area. Built in 2007, the property comprises 3,215 square feet and has an appraised value of $1.3 million (as of 2022).
Both properties benefit from stable, long-term tenancy, secured under 5-year leases expiring in 2030, each with two additional 5-year renewal options, ensuring predictable cash flow and tenant continuity. The buildings are zoned for commercial use.
